You outgrow the house, or the commute changes, or the stairs stop working for you — and then you do the math. Agent commissions, closing costs, and other expenses take away 10–15% of the sale price. So you stay. Not because staying is right, but because leaving costs too much. That's not a housing market working properly; it is a toll booth on your own front door. We’re here to change that: the flexibility to sell when you want, not just when you can afford to.
What agents were originally for
Forty years ago an agent had something you could not get anywhere else: the buyers. Listings lived in a book only agents held. Finding the handful of people who wanted a house like yours genuinely took a professional with a network, and the commission paid for that access.
Then the internet happened
Now buyers find you. They search, they filter, they save your listing and turn up at your open house having already seen every photo. The share of homes sold without an agent fell from about 21% in the early 1980s to roughly 5% today — the opposite of what you would expect once the hard part became free. The service changed completely and the price never moved.
What is actually left
Paperwork, deadlines, disclosure, and judgement calls. Real work, and worth help — but it is process, not access. Software handles process well, and guidance you can interrogate beats advice you have to trust. What remains genuinely human is the awkward negotiation and the unusual situation, which is why you can book a licensed agent by the hour instead of by percentage. That is De/commission: the process without the commission.
The incentive nobody says out loud
An agent is paid when the house sells, not when it sells well. Holding out for another $10,000 puts about $140 in their pocket and puts their whole payday at risk, so a fast, certain close is worth far more to them than a slow, better one is to you. Push back and you become the difficult client. We took the incentive out. One flat fee, paid once, and no opinion on what you should accept — because nothing we earn depends on it. That is the line through the middleman.
How we make money
$599 per listing, once, paid up front, for the software. No commission, no cut of the sale, and we do not sell your data.
What we are not
Not a brokerage, not a law firm, not an accountant. We do not act for you and we will not pretend a hard situation is simple — probate, divorce, title disputes and 1031 exchanges get pointed at a professional before you have spent an hour on paperwork.
Where we operate
Denver metro only for now — Denver, Adams, Arapahoe, Jefferson, Douglas and Broomfield counties. Actively working to expand to new markets — every one has its own forms, timelines and MLS rules, and being half-right about yours would be worse than being absent.
